    What is your time worth? In addition to a 40 hour workweek, brokers often take calls and meet with clients, home inspectors, attorneys, etc., on nights and weekends. If you add up all the time that a broker must be on call to sell your home, the average commission on a $300,000.00 house sold in three months would work out to under $3.00 an hour. Isn't your time worth more than that?
    Selling Real Estate is NOT Easy
    There are many reasons why brokers must be licensed by the state. Are you aware of the most recent laws and regulations governing real estate transactions and advertising in new York State? Wouldn't you rather have the peace of mind that comes from having a licensed professional represent you?
    Pricing Is Critical
    A house is only worth what a buyer is willing to pay. Overpricing will turn away potential buyers. Under pricing may signal that you are inexperienced and lead buyers to take futher advantage of you. We personally visit other homes for sale in the area and can accurately determine how your home compares with others currently on the market. We can also advise you on how to prepare your home for sale so as to get the best price.
    Marketing Is Important
    What marketing resources are available to you? Most owners must rely only on themselves to market their properties. We are members of three Multiple Listing Services. This means that when your property is listed hundreds of brokers and agents will see your property and be able to show it to their clients. We hold open houses for area brokers so they can get a first hand look at our property and be motivated to recommend it to their clients.
    We have a full-time, professional marketing department at our disposal. In addition, we advertise your property in publications such as Harmon Homes which are relied upon by both local prospective buyers and those considering a move into the area.
